What is a VA loan?

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs. It’s designed to help eligible service members, veterans, and surviving spouses buy or refinance a home—often with no down payment and no private mortgage insurance (PMI).

Who qualifies for a VA loan?

Most veterans, active-duty service members, reservists, and National Guard members qualify. Surviving spouses of veterans may also be eligible. If you’re not sure, I can help check your eligibility in just a few minutes.

Do I need a down payment for a VA loan?

Usually not! VA loans typically allow 0% down, which is one of the biggest benefits. That said, you’ll still need to cover closing costs—but I can help you keep those low, too.

What are the fees with a VA loan?

There’s a VA funding fee, which helps keep the program running, but it can be rolled into the loan. Working with a local broker like me often means lower lender fees than big banks or national lenders. I’ll show you all your options upfront—no surprises.

Can I use a VA loan more than once?

Yes! Many veterans use their VA loan benefit multiple times—whether upgrading homes, relocating, or refinancing.
